The Part time Property Manager is responsible for the day-to-day operations of the properties under his/her supervision in accordance with established company and owner policies and procedures. The successful candidate will have at least three (3) years of property management experience including management of HUD Section 8 and or Low income housing tax credit properties.
```Responsibilities```
· Tenant screening
· Moving tenants in and out
· Rent Collections
· Enforcing evictions
· Managing tenants
· Resolve tenant complaints
· Initiating and overseeing maintenance and repairs
· Showing of units to prospective tenants
· Enforcing lease agreements
· Establish and maintain relationships with tenants
· Managing the budget
· Approving invoices
· Establishing and enforcing property rules
· Conducting property inspections and publishing move out reports
· Minimize rental arrears
· Negotiate lease contracts
· Participation in preparation of financial statements and records

To be successful in this role, you should have the following skills:
-· Working legal knowledge pertaining to leases
· Excellent written and verbal communication skills
· Proficient with various software programs including MS Word and RealPage
